Setup Fee
We will visit your property to create an evaluation and report on your investment, setup owner and property information into our system and input all inherited residents. Our staff arranges for your property to be professionally photographed, create new marketing materials, and conducts an onboarding video call to ensure a seamless transition.

Photography/Floor Plan/3D
This includes Matterport 3D virtual walkthrough, photography, schematic floor plans (this means it has measurements) and 1 year of hosting.

Management Fee
We take care of all your annual and monthly bookkeeping and financial reporting. We’ll answer any resident questions, handle rent collection calls, and make sure your licenses are up to date.

Leasing Fee
We handle showings, applications, lease negotiations, and marketing your property to ensure the right residents are matched to the right property.
One Month's Rent
Maintenance Fee
We coordinate daily work orders, special projects and unit turns, conduct in-person project checks, and handle vendor follows up. We believe in full transparency and share actual vendor invoices and work orders on your owner portal.

Technology Reimbursement
This fee covers owner access to our online portal for streamlined financial statements, reports, work orders, vendor invoices, and funds transfers. It also allows residents convenient access to our 24/7 maintenance call center and the ability to pay rent online or with cash at a CSV or 711 location. We have recently updated our fee to reflect the daily charges leveraged by Zillow, Trulia, and HotPads for property listings.

On-Site Visits
Our staff visits your property in-person multiple times a year. On-site visits can include an initial evaluation, pre move-in, post move-in, lease expiration, move out, and any municipality mandated inspections.
